What we do for you:
Analysis of your requirements - in terms of space, services and locations, taking into account your type of enterprise, your budget, and of course, your aesthetic tastes.
A comprehensive property search - a thorough search of the market for space that meets with your basic criteria, including contacting over 500 agents active in the market.
Accompanied premises viewing - we will organise visits and accompany our clients, providing 'on the spot' advice and valuable insider information.
Check landlord and vendor claims - we undertake a full measurement survey of the subject property in order to verify the landlords/vendors quoted floor areas.
Negotiate advantageous terms - we will negotiate aggressively with prospective landlords, getting the best possible deal for our clients.
General - our role also includes steering your company away from situations where there are, for instance, high service charges, where we know the landlord to be unreliable, where a possible building is badly maintained or managed inappropriately.
Fees - We would be pleased to accept your instructions for finding and securing your office space and our standard introductory fees are calculated on the basis of a minimum charge of £4,000 or 10% (+VAT) of the annual rent agreed (or the average annual rental in the event of a rising rent being agreed) whichever is the greater.
Should your company purchase a freehold or long leasehold interest; introductory fees will be 1.5% of the purchase price, plus VAT.
