As a standard acquisition instruction we would normally carry out the following:-
Analysis of your requirements - in terms of space, services and locations, taking into account your type of enterprise, your budget, and of course, your aesthetic tastes.
A comprehensive property search - a thorough search of the market for space that meets with your basic criteria, including contacting over 500 agents active in the market. We would also expect to uncover some properties on an 'off-the-market' basis and may source some possibilities direct via landlords. In addition we will continue to search going forward until we find the right property and give you regular updates on anything new coming to the market.
Accompanied premises viewing - we will organise visits and accompany our clients, providing 'on the spot' advice and valuable insider information.
Check landlord and vendor claims - we undertake a full measurement survey of the subject property in order to verify the landlords/vendors quoted floor areas. In many cases we have agreed reduced floor areas, resulting in considerable savings for our clients.
Negotiate advantageous terms - we will negotiate aggressively with prospective landlords, getting the best possible deal for our clients.
Legal and contractual evaluations - we liaise closely with our clients' appointed solicitors in order to ensure that the form of lease/contract accurately reflects the terms agreed and that no unnecessary burden will be placed on the client.
General - our role also includes steering your company away from situations where there are, for instance, high service charges, where we know the landlord to be unreliable, where a possible building is badly maintained or managed inappropriately.

Negotiations - we will handle all the negotiations with all potential occupiers and deal with the drafting of terms and facilitate all the necessary discussions that will lead to a successful transaction.

Managed Offices
Office Planet successfully let and manage space and buildings on behalf of occupiers/landlords, who wish to offer the space on a managed office basis. This service is particularly suited to period style buildings or occupiers who have small offices to let.
The key difference between a managed office and serviced, is that with the managed space you are offering the space as is, without all the 'bells and whistles' that a serviced office would incorporate such as telephone answering, staffed reception and extensive technology services.
Office Planet would take care of all the marketing, viewings, negotiations, lettings, documentation and the renewal of clients' agreements. The space would be offered on all inclusive rent, rates and service charge basis, with the occupiers taking care of their telephony, furniture and IT requirements.
The key benefits of offering the space on this basis is that not only will you achieve a higher overall income but you will get income coming through earlier than if you let the space on long lease basis. This is because you can let individual offices immediately with little or no rent free incentives which will have a positive impact on cash-flow far sooner.
